Planning to build a house in Lahore? You will hear the words “grey structure” again and again.
Grey structure is the first big part of building a house. It is the strong shell of the house: the base, pillars, walls and roofs. Painting, tiles and doors come later.
This guide explains grey structure in easy words. It is useful if you are building in Bahria Town, Bahria Orchard, DHA, Wapda Town, Johar Town, Lake City or anywhere else in Lahore.
Grey Structure Meaning: What Does It Include?

Think of grey structure as the “skeleton” of your house. It is called “grey” because the cement and concrete are still bare and grey. No color or finishing is on them yet.
Here is what is usually included:
- Layout marking: The house plan from your naqsha (map) is marked on the plot.
- Digging (excavation): Trenches are dug for the foundation.
- Foundation: Steel and concrete go in the ground to hold the whole house.
- Columns and beams: Strong pillars and bars made of concrete and sariya (steel rods).
- Brick walls: Outer and inner walls are built.
- Roof and floor slabs (lenter): Concrete is poured over steel to make the floors and the roof.
- Staircase: The stairs are built along with the slab.
- Plaster: The walls are covered with a rough cement layer. Some thekedars include it and some do not, so always ask.
- Rough electrical and plumbing work: Empty pipes for wires and water lines are fixed inside the walls and slabs.
What Is NOT Included in Grey Structure?
The house is not ready to live in after grey structure. These things come later:
- Floor and wall tiles
- Paint and polish
- Doors and windows
- Wood work like cabinets and wardrobes
- Switches, lights, fans and bathroom fittings
- False ceilings
Many people get confused here. A thekedar may say “grey structure” and mean one thing, while you think another. Ask for a written list of what is included and what is not.
Steps of Grey Structure Construction
Here are the steps in simple order:
| Step | What happens |
| 1 | The plot is measured and the layout is marked |
| 2 | Trenches are dug for the foundation |
| 3 | Steel is fixed and the foundation concrete is poured |
| 4 | The base level (plinth) is built |
| 5 | Columns, beams and brick walls go up |
| 6 | Roof casting (lenter) is done and the concrete is kept wet to cure |
| 7 | Same steps repeat for each extra floor |
| 8 | Pipes, conduits and plaster work are done |
How Many Square Feet Is Your Plot?
People in Lahore talk in marla and kanal. Builders talk in square feet. Here is an easy conversion:
| Plot size | Square feet (approx.) |
| 5 marla | 1,361 sq ft |
| 10 marla | 2,723 sq ft |
| 1 kanal (20 marla) | 5,445 sq ft |
Note: These numbers use the common size of 1 marla = 272.25 sq ft. Some societies use a smaller marla size. Check your plot file or ask your society office before you plan.
How Long Does Grey Structure Take?
The time depends on plot size, number of floors, weather and how fast materials and payments arrive. These are rough ideas, not promises:
| Plot size | Approx. time for grey structure |
| 5 marla (about 1,361 sq ft) | 2.5 to 4 months |
| 10 marla (about 2,723 sq ft) | 4 to 6 months |
| 1 kanal (about 5,445 sq ft) | 6 to 9 months |
Rain in monsoon and very hot weather in summer can slow the work. Roof casting needs extra care in the heat.
Grey Structure Cost in Lahore
We do not put a fixed price in this article, because rates change often. Cement, steel and labour prices go up and down.
Here is what changes the cost of grey structure:
- Plot size and number of floors: A bigger house costs more.
- Basement: A basement adds digging and extra concrete.
- Material quality: Better cement, sariya and bricks cost more but last longer.
- Soil type: Weak soil may need a stronger foundation.
- Design: A simple design costs less than one with many corners and curves.
Grey Structure vs Complete Construction
Grey structure only: You pay less at the start. The house is not ready to live in. This is good if you want to build in steps or hire a different team for finishing.
Complete construction: The finishing is also done. You get a house that is ready to move in. One company handles everything, so there is less confusion between teams.
Whichever you pick, plan your finishing early. Where you want switches, taps and kitchen points must be decided before the walls are closed.
Grey Structure in Bahria Town, DHA and Other Lahore Societies
Every society has its own rules. Bahria Town, Bahria Orchard, DHA, Wapda Town, Johar Town and Lake City may differ on things like:
- Naqsha (map) approval
- How tall the house can be
- Rules for the boundary wall
- Timelines for starting construction
Always check the latest rules with your society office before work starts. Rules can change, so do not depend on old information.
6 Easy Tips for Homeowners
- Finish the design first. Changes after work starts cost more money and time.
- Check materials when they arrive. Look at the sariya, cement and bricks yourself.
- Visit the site often. Visit before roof casting for sure.
- Pay by stages. Link payments to finished work, not just dates.
- Ask about curing. After lenter, the concrete must be kept wet for many days. This makes the roof strong.
- Keep everything in writing. Scope, rates and timeline should all be on paper.
Frequently Asked Questions
What is the meaning of grey structure?
It is the basic body of a house, made of concrete, steel and bricks, without finishing like tiles and paint.
Is plaster included in grey structure?
It depends on the agreement. Ask your contractor and get the answer in writing.
Can I live in a grey structure house?
No. It still needs floors, doors, windows, fittings, paint and water, gas and electricity connections.
What is lenter?
Lenter is the concrete roof or floor slab. It is poured over steel bars (sariya) and a wooden or metal frame.
Should I choose grey structure or complete construction?
Choose complete construction if you want one team to do everything. Choose grey structure first if you want to build in steps.
How do I know my grey structure is strong?
Use good materials, follow the approved drawings, watch the site, and make sure curing is done properly. You can also hire an independent engineer to check the work.
